Panama’s real estate and hospitality sectors mark a new milestone with the entry of MERCAN Group into the market. The Canadian investment and development firm officially announced its first project in the country: Pullman Panama City, a mixed-use development created in strategic partnership with global hotel group Accor, under its premium lifestyle brand Pullman Hotels & Resorts.

Located in the vibrant neighborhood of Bella Vista, the project involves the comprehensive rehabilitation and conversion of an existing hotel asset rather than a ground-up build. Through this initiative, MERCAN Group aims to revitalize the area while catering to growing demand for premium accommodation, business travel, and international real estate investment in the capital.

A Hybrid Concept: Luxury Hospitality and Executive Suites

The master plan for Pullman Panama City calls for a development of more than 300 keys, designed under a hybrid model that serves both traditional guests and investors:

• 180 hotel rooms, focused on corporate travelers and leisure tourists.

• 126 individually owned executive suites, structured under horizontal property regulations and managed through designated hotel agreements.

This framework allows international buyers and investors to purchase individual units within the property and integrate them into the hotel’s managed inventory.

Amenities, Infrastructure, and Local Design

The complex will feature a comprehensive suite of lifestyle and business amenities:

• Dining & Entertainment: Fine dining options, a lobby bar, and an exclusive rooftop bar with a panoramic pool.

• Wellness & Fitness: A fully equipped gym, wellness center, and spa.

• Business & Events: Event space, multi-functional meeting rooms, and dedicated coworking areas tailored for hybrid workers and digital nomads.

MERCAN Group has entrusted the architectural design and structural rehabilitation to leading Panamanian firm Mallol Arquitectos, ensuring the renovation meets international sustainability standards and modern urban design while honoring the character of Bella Vista.

Market Impact and Timeline

The opening and operational launch of Pullman Panama City is slated for 2028.
